Willow Pond Phase I was created in 2008
Through the vision of Woody Perry on a beautiful 90 acres of farmland with waterfront-age on the Newport News Reservoir. Woody desired a leisurely, quiet, set of horse farms with residents who would be able to enjoy the Virginia seasons in peace. He created 6 residences with common space used for optional horse boarding, riding arenas, and stall spaces inside the timeless red barn. More recently, the neighboring property of 129 acres came available. Through the cooperation of James City County staff and its Commissioners alongside a neighboring landowner, development of the newest Phase II of Willow Pond Estates became possible. Together the group also created 250 acres of conservation land for James City County. This new subdivision will carry the signature white four-rail fencing and paved streets lined with blooming Crepe Myrtles accompanied by lush, deep-green Magnolias. When complete, it will carry with it a walking trail for all residents and additional options for riding and horse-boarding.
